Landlordxchange.ca, is a community platform for Landlords and housing providers in Canada. We have been providing housing to Canadians, including newcomers for more than a decade and working to alleviate Canada's housing crisis. Since the last few years the rental market has turned another way. Many small investors who rent out their property were negatively impacted by the tenant who would misuse the bylaws setup by the Residential tenancies Act (RTA). Many fraudulent tenants use false documents to secure a lease and take the advantage of the loosely formed Landlord Tenant act in the Province.

We also found out that a lot of small investors who have 1 or 2 rental properties, lease out by simply filling out the LTB standard form, minimal background check and a lot of trust in the tenant. But don’t know about the increasing number of court cases between the Landlord and Tenants until they have to file a case. It's also proven that a tenant who has misused the bylaw will do it again in his favor.

It will take a long time for the government to fix the broken system that works in favor of the tenants.
